CMA's - RETS Compatibility with your MLS

by Gary David Hall

To be able to import comparables into Agent Office, to do CMA's, you need to contact your MLS.

Ask them the following questions:

Do they have a database that AO users are currently using to interface with them?

If they do - they should know.

If not:

Ask - Are you RETS compliant?

If so, can I have access to the RETS database online with a URL that you can give me?

Can I have an access code to get to that database.

To learn more about RETS - you can go to http://RETS.org

Many MLS' are not RETS compliant, or will not allow access to thier RETS database. One reason is that they do not want to 'lose control' of the 'solds' database, as they did with the 'actives'.

Another reason they will not share it, if they have it, is that they expect FNRES (Agent Office) to pay for access. FNRES will not do that, and I don't blame them.

Top Producer, in some markets, has written their own software to interface with the indivual MLS. FNRES will not be doing that, as it is too cost prohibitive. Their answer to the interface issue was to make AO RETS compliant.

If it ends up that you can not get access to the MLS for AO, I would encourage you find another avenue for CMA's, without switching to Top Producer. The grass is always greener on the other side. MLS access is only one small part AO or TP. Try to look at the big picture.
