Tribus may be the right

Real Estate CRM for you if…

One of the primary reasons I like Tribus is its extreme customizability. If you focus on a niche market like REO’s, Short Sales, Foreclosures, etc., you can mold Tribus to your needs. It’s like SalesForce or Propertybase in that respect, but at a lower price, and created from the start for use in real estate.

This product is not cheap, but it’s worth it if you understand ROI. If you want to spend as little as possible, this one is not for you. If you want to make an investment into the future of your production as an agent, or into the company as a broker, this is a bargain.

Dashboard/Desktop/Home Page

It’s pretty difficult to say you don’t like the way the dashboard is set up on this one. Of course you could, but you would only  have yourself to blame because you decide what it looks like. And they help you make it that way. Their on-boarding process includes setting up your desktop as well as much more. So if you don’t like the way it looks here, your imagination is the limit.

Unique or Notable Features

Gamification Best in Class! – Tribus is nothing if not a true broker level CRM. If you as a broker have ever tried to implement a CRM in your office you will know that the biggest challenge is adoption. It is very difficult to get many agents to use the CRM. So what’s the answer? Maybe gamification! What that means is that as agents accomplish tasks in the CRM they are recognized and given incentives and rewards automatically. You as the broker can implement monetary awards for milestones reached in usage of the CRM if you choose. If you want to implement a CRM and have a true advantage for better adoption rates, this is the only CRM on the market with gamification.

Customizability – Salesforce based CRMs like Leading Agent and Propertybase are incredibly customizable and were the only game in town from in that context until Tribus came along. Some of the CRMs offered here are really good and they can accomodate many needs but they are what they are. The fields are hard coded (unchangeable) so can’t add to, modify, or delete them. With Tribus you can literally add fields and move sections of the screen around. It’s puts Tribus into a very small group of Real Estate CRMs that can be the answer to a customized CRM without having it built from scratch. It also lends itself to use by agents who do more than just residential resale, who need the ability to make the CRM their own by customizing it. Note how I am clicking and dragging the transaction section below. I can move these sections around and make the screen work the way I want it to work.

IDX Feed: How long have you wished you could eliminate the need to go into the MLS to see what properties are associated with which contact and have the listing alerts controlled from within the CRM instead of the MLS. Most people would answer that they never thought of it. That’s because it is so rare that it probably never occurred to you. Well it can now occur to you. There are only three CRMs here that itegrate an IDX feed into the CRM. Propertybase, Masterdigm, and Tribus. They have an IDX integration with Displet IDX, which is a company they purchased last year.  If you have this IDX, Saved Properties, Properties viewed, Saved Searches and Searches Performed are all brought into the contact record automatically. Also, they can bring in each agent’s listings automatically (ONLY if you are using Displet IDX) where you can manage your listing and see some MLS info, the status, the price and the featured photo.

Mobile Version: Tribus‘ mobile version does almost everything the desktop version does, so it’s very powerful.

Lead capture: Tribus provides a contact form for your web site, but it also provides an email parsing service that will grab virtually any lead from anywhere as long as you get it in an email. All you have to do is tell your lead provider to change the email address that they are currently sending the leads to, to one provided by Tribus. From then on they just populate into Tribus.

I’ve spoken at great length with the CEO’s and developers of the vast majority of the Real Estate CRMs on the market. Most of them have someone in the organization who has spent at least some time as a real estate agent. Many have very little experience in real estate sales. One of the two principals of Tribus has been a broker/owner with a large office. You can tell because of the way it is set up.

The way Tribus was developed is clearly from one who understands the business very well from the ground up. There are many features I like about this, but one that was telling was that he addressed the “How do I get my agents to really use this” question. Every broker knows the pain of agent adoption of the solutions they try to implement. Tribus has an answer. Ever hear of Gamification? This CRM notifies agents when they do something noteworthy and rewards them when they reach pre-determined levels.

Tribus does things a little differently than the rest as far as pricing goes. Their market is agents who have a team or brokerage behind them to provide ongoing setup and direction with the CRM. It is $50/mo. per agent but it is a minimum of ten agents, so $500/mo. minimum. Price breaks occur at 25 and then there is a schedule beyond that.

There is unlimited support for up to 19 agents in a team or brokerage. As the numbers grow to twenty and more, there are fees for support.

There is a setup fee of $1,000 minimum. The setup comes with up to 10 hours of one-on-one on-boarding where they interview the admins, get a feel for their business processes, and make recommendations as to the optimal lead routing, custom fields, permissions, and overall configuration.   Once the recommendations are either accepted or tweaked/accepted, they configure the system so that it is fully ready to use from day 1.
